Maintenance Supervisor

Responsible for maintaining the physical integrity of the community at all times. This involves ensuring a safe, secure living environment for residents, visitors and staff. Maintenance Supervisor supervises, and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and grounds.

Primary Responsibilities

Must be able to diagnose problems with and repair the following

  • Major appliances
  • HVAC
  • Basic - intermediate plumbing (when no license required)
  • Basic - intermediate electrical (when no license required)
  • Sheetrock
  • General carpentry
  • Pool care (if required by property)
  • Gutters/roofing (all roofing work will be completed by licensed, insured contractors)
  • Wallpaper/painting

Essential Job Functions

  • Ensure that physical condition of the property is maintained according to company operating and safety standards.
  • Ensure that service requests and repairs are made correctly and in a timely manner.
  • Organize and prioritize service requests and general maintenance tasks.
  • Oversee turn-key operation.
  • General knowledge of building codes and fire safety
  • Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property.
  • Prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
  • Maintain a preventative maintenance program that minimizes emergency repairs and service requests.
  • Work with Director of Operations to develop property budgets, marketing plans and reforecasts.

Compensation & Benefits

  • Salary range: $70,000-$75,000
